Timber Construction in Minden, Minden-Lübbecke District

Minden does not belong to Lower Saxony: as the seat of the Minden-Lübbecke district it lies in North Rhine-Westphalia – and for building owners that is more than a formality, because the NRW state building code applies and a different building authority is responsible. The city itself is a cathedral city on the Weser, known for the waterway crossing where the Mittelland Canal passes over the river, with the Porta Westfalica within sight. Its building stock ranges from Gründerzeit town houses through post-war estate housing to more recent family homes in Dützen, Häverstädt, Hahlen, Todtenhausen, Dankersen, Meißen, Bölhorst and Kutenhausen. Precisely this mix is classic timber terrain: storey additions on two-storey terraces and estate blocks, loft conversions beneath old roof trusses, extensions and energy upgrades to the building envelope. We plan structurally and in terms of building physics rather than handing out standard packages.

Why MP-Innovativbau

Why a Timber Storey Addition Suits Minden

Post-war estate buildings often have sound but narrowly dimensioned structural reserves – every additional kilo counts. A storey addition in timber-frame or timber-panel construction weighs considerably less than a solid solution and can be set in place as prefabricated elements within a short time. For occupied buildings that is the decisive point: the roof is closed again quickly. Before any planning, however, floors, walls and foundations have to be assessed, along with the fire safety requirements of the building class. We clarify both in advance, not on the building site.

Costs & process

What Does a Storey Addition in Minden Cost?

In existing buildings the price depends less on floor area than on condition: structural reserves, connection to existing services, stair layout, fire safety and whether the house stays occupied during construction all change the calculation considerably. That is why we do not work with square-metre lump sums but calculate individually after survey and planning. We set out the items openly and name the points that can only be judged conclusively once the structure has been opened up.

Funding

Funding in North Rhine-Westphalia

BEG funding from KfW and BAFA is uniform nationwide and applies in Minden just as in Lower Saxony; the requirements follow from the GEG. In existing buildings, individual measures on roof, facade and building services are the usual route; for new builds it is the Efficiency House levels together with QNG. In addition there are state programmes in NRW that may apply depending on the project. We check what currently applies before any application.

FAQ

Frequently asked questions about timber construction in Minden

Is Minden in Lower Saxony or North Rhine-Westphalia?

Minden is in North Rhine-Westphalia and is the seat of the Minden-Lübbecke district, even though the Lower Saxon border is close by. For your project that means the NRW state building code applies and the local building authority there is responsible. It barely affects the timber structure itself, but it does affect the approval procedure.

Can you work reliably at a distance of 75 kilometres?

We work from Langenhagen within a radius of around 80 kilometres, so Minden sits at the edge of that area – projects here we take on by arrangement. We do not promise spontaneous flying visits. What we can promise is scheduled appointments, prefabricated components and a short, concentrated assembly phase.

Can a 1950s estate house be given an extra storey?

In many cases yes, but the structure decides. We assess floors, load-bearing walls and foundations, review the existing structural documentation and calculate the additional load. A timber addition is often feasible where a solid solution is not. Fire safety and escape routes come on top, and their demands rise with the number of storeys.

Do you also do roof coverings without a full conversion?

Yes. Roof covering is one of our services and can be commissioned on its own – often sensibly combined with insulation above the rafters, because the roof is open anyway. We match material and build-up to the roof pitch, the existing structure and the local townscape.
