Timber Construction for the Villages around Lindhorst

Heuerßen is a small rural community, and that shapes the kind of work needed here. Between Kobbensen, Lindhorst, Beckedorf and Lüdersfeld you will find no apartment blocks, but farmsteads, half-timbered buildings and detached houses on plots far more generous than in town. That raises different questions: where may an extension go, what sits well beside an old half-timbered gable, which outbuilding actually makes sense, and how can an existing farmyard be completed rather than replaced? Timber frame and timber panel construction answer those questions well. The wall elements are prefabricated in the workshop and assembled on site, which in a village means a few days of construction activity instead of months of disruption for the neighbours. In Heuerßen we plan extensions, shell houses, outbuildings, carports with photovoltaics and new roof coverings. From the edge of the Bückeberg out into the open fields, we know the building traditions of the Schaumburg region and match massing, roof shape and facade to what is customary in the locality.

Why MP-Innovativbau

Why Timber Suits a Rural Community

On village plots, different things matter than in a new development area. Access roads are often narrow, existing buildings stand close to the lane, and the works should not paralyse a working yard. Prefabricated timber construction addresses exactly that: short assembly times, little material stored on the plot, hardly any wet trades. Add the structural benefit — slim, highly insulated walls give more living space within the same footprint, and timber connects cleanly to existing structures. Owner and structural engineer Vitali Maier plans and supervises the work himself.

Costs & process

What Does a Project in Heuerßen Cost?

Fixed square-metre prices would be of little help in Heuerßen, because almost every project here relates to something existing: an extension to a house, a replacement for an outbuilding, a new roof over an old structure. The price is driven by the measured survey, the foundations, the connection points, the finishing level and access to the plot. We look at all of it on site, plan it through properly and then give a fixed price after planning — without extras appearing later on site.

Funding

Funding for New Builds and Renovation

Whether an extension, a shell house or the energy upgrade of a farm building: the Federal Funding for Efficient Buildings (BEG) from KfW and BAFA supports new construction and renovation once Efficiency House levels are met, and the Sustainable Building quality label (QNG) improves the terms further. The Building Energy Act (GEG) sets the technical baseline. We check which modules apply before planning starts — funding conditions change and must be confirmed case by case.

FAQ

Frequently asked questions about timber construction in Heuerßen

Is a timber extension worthwhile on an old farm building?

Often, yes. A timber extension is light, connects precisely to the existing fabric and puts little extra load on old foundations. What matters is a sound detail where roof and wall meet the old building, and a build-up that lets moisture escape outwards. We clarify both on site before planning begins.

Which places around Heuerßen do you actually work in?

We work in Heuerßen and Kobbensen as well as Lindhorst, Beckedorf and Lüdersfeld — that is, across the whole Lindhorst municipality and the western part of the Schaumburg district. It is around 45 kilometres from our base in Langenhagen, and we schedule visits so one trip covers several stops.

Do you also build outbuildings and carports with solar?

Yes. On the large plots typical of Heuerßen, a carport with photovoltaics on the roof makes a lot of sense: the area exists anyway and the electricity is used right at the house. We also build tool sheds, workshop buildings and covered parking areas as timber structures.

Is the distance of about 45 km a problem for the build?

No. In prefabricated timber construction most of the work happens in the workshop, and the site work is assembly. That keeps the number of journeys manageable and the schedule reliable. For surveys and site meetings we of course come out to Heuerßen.
