Timber Construction in Lauenau – Between Deister, Süntel and Forest

A new build on a village plot, an extension to a half-timbered house, a loft conversion: MAIER & PARTNER INNOVATIVBAU brings prefabricated timber construction to Lauenau and its villages.

Timber construction on site

Building in timber where the forest starts at the gate

Lauenau is a Flecken with a moated castle, a tight historic centre and forest all around – set between the Deister and the Süntel, the village sits in the middle of timber country. That people have always built with wood here is visible in the half-timbered facades; that coal was once mined under the Deister is recalled by the Feggendorfer Stolln visitor mine. For today's building tasks this means above all one thing: small plots, often narrow access roads and neighbours within reach. That is precisely where prefabrication pays off – wall and floor elements arrive finished, erection takes days rather than weeks, and very little space is needed for storing materials. In Lauenau we plan new builds and extensions, loft conversions with drywall, new roof coverings and storey additions, and we do the same in Feggendorf, Blumenhagen, Messenkamp, Pohle, Hülsede and Altenhagen I. On slopes and higher ground we account for the greater wind and snow loads in the structural design. From Langenhagen it is around 35 kilometres.

Why MP-Innovativbau

Why prefabrication helps in a tight centre

Building in Lauenau rarely means building on an open field: infill plots in the half-timbered centre, established neighbours and narrow streets shape the process. Prefabricated timber elements clearly shorten the time a crane and lorries occupy the street. Add to that the dry method of building – no screed water, no long drying times, no shell soaking through the winter. And timber is simply the material that suits a region of forests and a long carpentry tradition.

Costs & process

What a timber project in Lauenau costs

With us a price is not born in a brochure but after the survey. For an extension to a half-timbered house, the junction details and the condition of the existing structure count; for a new build on the edge of the village it is the layout, the finishing level and the insulation standard. We plan first and calculate afterwards – the result is a fixed price you can take to your bank. If you want to contribute your own labour, the shell house is the right stage for that.

Funding

Plan the funding in from the start

Whether new build or renovation: the Federal Funding for Efficient Buildings (BEG) via KfW and BAFA is based on the Efficiency House level achieved, and for new builds additionally on the QNG sustainable building label. The order matters – the application and the specialist planning belong before the contract is awarded, not after. That is why we factor funding in during the design phase; programmes and conditions must be checked as current.

FAQ

Frequently asked questions about timber construction in Lauenau

Does a modern timber extension suit a half-timbered house?

Yes, provided the details are right. A half-timbered building needs junctions that do not trap moisture and a structure allowed to settle independently. Planned to suit the material, old and new timber construction complement each other well – not least because both rest on the same material.

Can a crane get into the narrow streets of the old centre?

Usually yes. Before assembly we check access, the set-up area and overhead lines, and choose the crane size accordingly. Where it really is tight, we split the elements into smaller units and assemble in stages. Permits for road closures are obtained in good time.

Do you also build in Feggendorf, Messenkamp, Pohle or Hülsede?

Yes. Lauenau itself and the surrounding villages of Feggendorf, Blumenhagen, Messenkamp, Pohle, Hülsede and Altenhagen I are all within our working area. Langenhagen is about 35 kilometres away, and the prefabricated components are delivered to schedule.

Can my loft near the Deister be converted at a later stage?

Often yes. What decides it is the clear height, the condition of the roof structure and the insulation layer. We check the rafters, add over-rafter or between-rafter insulation where needed, and fit out with drywall. If the height is too low, a dormer or a raised knee wall is the alternative.
