BAFA grant for insulating roof and building envelope
If you improve individual components rather than the whole house, the BAFA pays a direct grant towards the cost. Eligible works include roof, external wall and top-floor ceiling — exactly our trades.
A grant for single measures on the building envelope
BEG Einzelmaßnahmen (single measures) is the second route within the federal funding scheme for efficient buildings: instead of taking the whole building to an Effizienzhaus level, one individual measure is subsidised. The building envelope — insulation of roof, external wall, top-floor ceiling and basement ceiling — as well as building services, heating optimisation and expert planning and site supervision fall under the Bundesamt für Wirtschaft und Ausfuhrkontrolle (BAFA, the federal office for economic affairs). The grant is paid out after completion; no loan is involved. One clear distinction: heating systems are not funded by the BAFA but by the KfW — and as a timber construction company we do not touch heating technology anyway. Our part is the envelope: the roof with insulation between and above the rafters, the insulated wall structure, the top-floor ceiling and the interior fit-out. The BEG was adjusted on 21 July 2026, so have current rates confirmed by your energy efficiency expert.
Who single measures suit
This route fits owners who renovate in stages: the roof first, the facade a few years later, then the interior. It also fits when a full Effizienzhaus renovation is not feasible financially or structurally, yet the backlog is pressing — for instance an uninsulated roof on a house from the sixties. Owners of residential buildings are eligible, as are landlords, owners' associations and companies. Anyone who already holds an individueller Sanierungsfahrplan (iSFP, an individual renovation roadmap) is in a particularly good position, because both the rate and the eligible costs increase.
Our trades within the building envelope
We carry out the construction work on the envelope: roof renovation with insulation between and above the rafters, sub-roof membrane and new covering; insulation of the top-floor ceiling, walkable or not; external wall insulation as a prefabricated timber frame layer or an added build-up; internal insulation and drywall lining where insulating from outside is not possible; and the continuous airtightness and vapour control layer including all connection details. Windows, front doors, heating technology and electrical installation are not part of our services — these trades are contracted separately.
Requirements at a glance
Only existing buildings qualify: as a rule the building application or notification for the property dates back at least five years.
The application is filed in the BAFA portal before work begins. Construction contracts may only be signed earlier subject to a suspensive or resolutive condition.
A specialist from the federal expert register prepares the technical project description beforehand and the confirmation of completion afterwards.
The component-related technical minimum requirements must be met; your energy efficiency expert will state the U-values currently required.
Eligible costs are capped at 30,000 euros per residential unit and calendar year, rising to 60,000 euros with an iSFP (status July 2026).
No double funding: for the same measure neither the tax reduction under § 35c EStG nor a KfW Effizienzhaus loan may be claimed in addition.
The process in five steps
Survey and quotation
We survey the component to be renovated, examine the structure and connection details and describe the planned build-up. You receive a quotation that names the intended insulation thicknesses and materials explicitly.
Bring in the energy efficiency expert
The specialist checks the planned build-up against the technical minimum requirements and prepares the technical project description. An existing individual renovation roadmap is taken into account at this point.
File the application with the BAFA
The application is submitted online to the BAFA before work begins. Only once the funding approval is in place do the construction contracts become binding and the works are scheduled.
Execution by our company
We build the component as described: insulation, airtightness layer, sub-roof membrane, covering or cladding. Any deviation from the described build-up is agreed with the energy efficiency expert in advance.
Verification and payout
After completion the specialist issues the confirmation of completion. Together with the invoices and the statement of use it goes to the BAFA, which then transfers the grant to your account.
Why the envelope works well in timber
For insulating a building envelope the timber structure is the obvious tool: studs or rafters carry the load and the space between them is fully insulated. That allows generous insulation thicknesses without placing a heavy additional structure in front of the wall. With wood fibre insulation a second effect comes into play: its high density noticeably delays summer heat entering the top floor — something U-values alone do not express. The building physics stay decisive: the build-up must be tighter inside than outside, and connections at the eaves, verge and penetrations must be planned and executed airtight.

Our role in the funding procedure
We are the executing specialist company, not the energy consultancy. Only an independent specialist from the federal expert register may issue the technical project description and the confirmation of completion; we neither can nor may file an application on your behalf. What we do supply: a specification stating build-up, material and insulation thickness, execution in line with the standards, photo documentation of the insulation and airtightness layer and a verifiable invoice. That gives your energy efficiency expert everything needed for the evidence submitted to the BAFA.

Does the BAFA also fund the new roof covering?
The funding targets the energy measure, meaning the insulation. Work that is unavoidable to carry it out — removing the old build-up, the sub-roof membrane, restoring the covering — generally counts as eligible ancillary work. What is recognised in an individual case is decided with the application, so have the boundaries checked by your energy efficiency expert beforehand.
Why is heating funding not handled by the BAFA?
Responsibility is split: the KfW handles heating funding, while the BAFA handles the remaining single measures such as building envelope, building services and heating optimisation. For us nothing changes — heating technology is not one of our trades. We build the envelope, and the heat demand drops before a new heating system is chosen.
What does an individual renovation roadmap (iSFP) achieve?
The iSFP is drawn up by an energy consultant and sets out the renovation steps in a sensible order. If measures from it are implemented, the funding rate rises by five percentage points and eligible costs increase to 60,000 euros per residential unit. Since 21 July 2026 the bonus applies only to the share of costs above 30,000 euros.
Can I have several measures funded one after another?
Yes — staged renovation is precisely what this funding line is for. The cap on eligible costs applies per residential unit and calendar year, so larger projects can be spread over time. Each measure does, however, require its own application, which again has to be filed before the respective works begin.
